Job description

Knock down a wood frame wall measuring approx 3m x 2.60m between living room and dining room to create an open plan.

Added 2nd January, 2020: ------------------------ Although it seems to be a double flue chimney breast, there is no chimney stack above. The wall upstairs is stud work, so I don't think the wall to be knocked is load-bearing. I would like a quote for knocking the wall and plastering. We will do the waste removal, coving, flooring and skirt board ourselves. Thank you

I can highly recommend Guardian developments. When I found out that the wall was actually load bearing, I almost gave up due to exorbitant quotes I got from several builders, however Adam and his team were able to complete the job skillfully to a high standard at a fair price. They removed the load bearing wall and put RSJ steel beams in place. Adam fully explained what he was doing to address the specific requirements of the job - including regulations and party wall agreement - and made an excellent and tidy job of protecting the floor, the existing furniture and other rooms from dust and damage and also tidying everything up after each working day. His expertise with building regulations and his good relationship with builder controls were key to succeed on the builder control's inspection which made this job completed earlier than expected. Once the inspection was successfully done, Adam and his team plastered everything up very quickly at a very high standard and they also hoovered and cleaned everything up - inside and outside. For my convenience and piece of mind, they took care of hiring a skip and also protected the floor to avoid damaging the driveway flags. Definitely their job stands out among all builders I've hired. My neighbours and I are very pleased with their service, courtesy, punctuality and tidiness.
