GENERAL We are looking at having our loft done this year. As a minimum we would like to do a loft with a full width dormer to include an ensuite shower room. Depending on price, we may want to do an L shape loft conversion to also include a bedroom and small utility on top of the current extension. Please quote for the main loft conversion only and also if we were to do the LShape loft.

Current total main Loft area aprox 5,20m x 7m (max hight +/-2.4m) We will provide the wooden floor for the bedroom, the tiles for the bathroom, the radiator for the bathroom and the en-suite "furniture" including walkin shower enclosure, shower, basin, toilet & taps. There are no water storage in the loft.

Dispose of all rubbish Provide & fit wooden stairs with newel post matching existing one (stairs, balustrade and newel posts all in solid pine, we will not cover the stairs with carpet) All skirting and door surround to be wood Include high spec heat and sound insulation Change existing doors into hall / stairs with 5 x four panels wooden fire resistant doors & 1 x wood & glazed fire door Amend fire alarm to appropriate standards All new doors to be wooden 4 panels doors All works carried out in accordance with up to date Building Regulations Skim & paint

BEDROOM Provide and fit radiator(s) in bedroom Provide and fit lighting in bedroom to include 2 x 4 dimmer recess LED spot lights on two circuit with 2 light switch points each, plus 2 bed side wall lights Provide and fit 6 double electric sockets with USB ports Fit TV socket point + relocate existing splitter box Supply and fit French Window with balcony Supply and fit 1 velux window with black out pull out blinds The end of eve space to be build as storage area, Including the slightly larger space in the existing area above the bay window Fit wooden floor in bedroom (we will provide the flooring) Skim, Paint & Decorate

EN SUITE Fit full ensuite including walking shower, sink & toilet (we will provide the ensuite) Supply and fit 1 velux window Supply and fit lighting (2 LED spot lights + 1 lighting point above mirror Provide and fit 3 sockets Tile the ensuite (floor and full walls tiling), we will provide the tiles. Fit radiator (we will provide the radiator) Provide & fit extractor fan

POTTENTIAL EXTRA Building a L shape conversion to include a new space above the current kitchen extension (aprox 3.9 x 3.15) This would be divided into 2 rooms: one small utility and a bedroom Central heating to be moved from bathroom just under the new utility into new utility Provide & Fit connection for washing machine in utility Provide and fit 3 double sockets in utility Provide and fit 4 double sockets with usb in bedroom provide and fit 4 LED recessed spotlights in bedroom Provide & fit 3 LED recessed spotlights in the utility

Other info We have a mid terrace Victorian house. There is access to the back garden via a 12 meters long path (around 1 meter wide) There are no parking restrictions

Toby and his team did a L Shape loft conversion for us (summer 2019). They did a great job and ensured we maximised the available space to create 2 large double bedrooms, a walking wardrobe and an en-suite.
I believe that Toby would usually manage the project including the design, after discussing what the client want and agreeing a layout. In this instance we did the plans ourselves, including some high and very specific specs. Some of our design was more tricky than some of the more regular conversions (especially our bathroom which includes a walking shower with granite bench) and required the work to be perfect for the finish to work. Toby and his team managed it very well and we have an amazing space that we love.
His team was very nice and discreet. The company that he employed to do the scaffolding were not as good and conscientious as his own team, but I believe that he has since change scaffolding company.
