Job description

PLUMBING
• Install stopcock under kitchen sink [if not present]
• Install thermostatic radiator valves throughout [if not present]
• Remove existing bathroom sink and install sink cabinet
• Service / replace toilet flush mechanism
• Remove gas heater and pipework from front room

HANDIWORK
• Install loft hatch to kitchen; insulate kitchen loft to optimum thickness
• Scrim cracks and skim kitchen ceiling
• Align kitchen cabinet door hinges [if required]
• Install loft ladder to hallway [if not present]; insulate main loft to optimum thickness; floorboard area of loft (where ceiling height adequate)
• Plane and sand existing bathroom door to fit frame; install doorstop
• Remove existing bathroom tiles and install new tiles around bath and sink (to ceiling height)
• Replace bath panel
• Install shower screen
• Install shower rail / holder
• Prep for extractor fan and installation of draught shutter
• Remove curtain rail in back room
• Make good where gas heater and pipework removed from front room

PAINTING AND DECORATING
• Prep and paint walls and ceiling with two coats of Brilliant White paint throughout; wall with former chimney breast in back room to be painted charcoal grey
• Prep and paint woodwork with two coats of high quality Brilliant White paint throughout (including timber windows, hallway banister, and internal face of entrance door)
• Prep and paint radiators (and boiler pipes in kitchen) with two coats of high quality Brilliant White paint

ELECTRICS
• Replace existing light fittings with pendants throughout
• Install smart thermostat to hallway
• Install smart smoke / heat alarm to hallway
• Install bathroom extractor fan and isolation switch

• Level / stiffen floor joists and install wooden covering

2. BATHROOM REFURBISHMENT
• Remove bath and toilet (sink removal already in specification)

• Reinstall bath and toilet (sink cabinet installation already in specification)

3. REDECORATION OF COMMUNAL ENTRANCE HALL
• Prep and paint walls and ceiling with two coats of Brilliant White paint
• Prep and paint woodwork (including internal face of main entrance and two secondary entrance doors – colours tbc) with two coats of high quality Brilliant White paint

4. REWIRING
• Run new cables to current safety standards
• Install new distribution board in communal entrance hall
• Test and certify electrical works
• Install up to three new power sockets [if required]

Overall, I'm very pleased with the result, and the team were all punctual, courteous and attentive. However, I do feel that the project could have been a lot less stressful (shorter and less disruptive) with better organisation to schedule the order of works and ensure that the right people and materials were available at the right time (in particular, plumbing and gas engineers).
