Hello, We are looking for a new builder to take on the refurbishment of our 3rd floor flat. We are looking for an immediate start due to lost time with the previous builder who has let us down.
Existing Flat: The flat was last refurbished ca. 1987 just prior to the purchase by previous owner. The fixtures remaining in the flat are generally serviceable, but due to age are ready for replacement. The fittings are in a similar state, noting that although the electrical distribution board appears to have been modernised, it does not include an RCD device and as such should be replaced. Although repainting appears to have been carried out at some time, all wearing finishes are now beyond their service life and require replacement. Several areas of the lining paper on the walls are coming away, and the carpet is holed through in several locations.
Scope of Works: Current flat is 50sqm, 1 bedroom, 1 living room, 1 bathroom, 1 kitchen, 1 study and 1 hallway. The work comprises: :- Strip-out: of kitchen, bathroom and built-in furniture, lining paper on walls, carpet, blinds and radiators. :- Renovation: existing kitchen converted to bathroom. Remove dryline wall to combine existing bathroom and study to form eat-in kitchen, including moving existing boiler (Worcester Bosch) to new kitchen. Replace missing cornice in rooms. :- Refurbishment of the flat to provide new bathroom, new kitchen, new flooring, new radiators, new electrical distribution board (inclusive of RCD), new lighting, and full redecoration throughout.
Contractor to provide all construction materials, first fix items including electrical sockets, decorating materials. Client supply of all kitchen and bathroom furniture and sanitaryware, radiators, lights, flooring. I.e. 2nd Fix items.
We have drawings and a scope of work that we can provide.
We will complete Building Notice with Borough of Islington. Contractor trades to be able to registered to self-certify plumbing and gas works.

Working with Natanael was a pleasure, and free from stress. He was kind, diligent and careful. The work was executed well to a high standard, and Natanael was very communicative and asked a lot of questions whenever client decisions needed to be made, avoiding re-work. His approach was 'measure twice, cut once' and 'if in doubt, ask, and ask again'. His use of WhatsApp and text made communication with text and photos easy. Particularly helpful was his willingness to meet at 6.30pm after my wife and I finished work so we could review any issues/items with him.
The pace of work was also very good. He met a challenging programme on time. One piece of advice - know what you want installed and line up supplies beforehand. Natanael's team worked quickly and there were a few times where he was able to get the preparation work completed before the items were ready to be delivered.
He also has a standard 'plain english' contract which is simple and gives peace-of-mind.
I would be happy to use Natanael again for any refurbishment works I had planned.
