Ground floor kitchen extension - Extensions job in Leatherhead, Surrey

Job description

Replace single skin brick walled conservatory roofed with twin walled polycarbonate and wooden beams with ground floor kitchen extension, approx 6 x 4m to rear of semi-detached house. Build up floor by approx 50cm and incorporate CH underfloor heating in extension, 4m bifold doors and electric operated velux windows.

Would like someone to go through any planning and permissions required.

I would not trust this company to build a dog shed! The team consisted of Stephan Miles and three Albanian painters. The first impressions of Stephan when he came to quote was of a pleasant, genuine guy who gave a good quote with positive vibe. Payments consisted of staged payments with the first on the end of day one, a Friday with a 10/12-week timetable.
The build consisted of demolishing a conservatory digging footing and build a 22m2 single storey flat roof kitchen extension of concrete block/render. At week 10 we had three badly built walls that didn’t comply to regs being a fully filled cavity with insulation and the warm style roof that also did not comply with building regs. The walls are not plumb or square (as 80mm on both with bowing and barrelling). The roof plate bolted to the house which was resin bolted was so poorly done it was dangerous as the holes drilled had not been brushed and blown and were loose. The concrete floor was mixed by hand and was as flat as the Rockies! I’ve a list of over 20 errors/problems and once he started another job, we hardly saw the builders, occasionally they turned up but the workmanship was dreadful. They also used my stuff and damaged them. Brush, buckets, hoses, wheelbarrow, tea urn.
The warning sign of being sacked by the previous client I learned of in the first few weeks made us weary of what to expect but we were tied in with a contract. He has been sacked from the next three jobs I’m told. 20 years experience my ass!
