Job description

We have agreed an offer on a typical Victorian mid-terrace house in Whitley Bay. The survey has shown up a number of issues which need to be addressed (listed below, descriptions from survey report).

Roof coverings - Cracked and slipped slates on main roof and perished pointings on party wall upstand. Worn felt flashing on roof of rear bay.

Chimney stacks - Chimneys tilting slightly, cement flashings cracked, perished pointing and frost damage.

Ceilings - Some ceilings, particularly in the two front bedrooms, are sagging and cracked and need to be repaired/replaced.

Windows - Misting to some double glazed units indicating failure of the edge seals

Ground floor timbers - Sub floor ventilation limited and some air bricks blocked. Evidence of woodworm infestation in some floor timbers.

Dampness - High moisture readings recorded at ground level, particularly in the living room and entrance hall. No visible external evidence of a damp proof course

Electrics - Wirings and fittings are dated and unlikely to meet present standards.

Loft Conversion - Loft conversion does not meet current Building Regulations (particularly fire safety).
