want to convert a garage into an open dining room, need to knock down a wall between the garage and the kitchen, put a steel beam on to support the upper floor. seal the garage door with half brick wall and a big window. i am the owner of the property, no plans drawn up, need some help to get the plan permission. want the job to be done asap. thanks
