Single storey extension to locally listed house - Architecture job in Crawley, West Sussex

I want to add a single storey extension containing a bedroom and ensuite to our house.

I have talked to my local planning department about its as a side extension and they think it won't need planning. The next step is to find an architect to help us with advice and the drawings as our home is locally listed and needs someone who will be sensitive to the existing period features then we will submit an initial application.

It's a locally listed building as it is over 100 years old and has some different features externally that you don't often see like the brickwork. They didn't think this would be an issue as long as the design carries these features through.

My initial thoughts are to put a single story side extension if possible with a bedroom and ensuite in place of the lean-to garage. We have another garage at the bottom of the garden so don't mind losing this space.
