Install new larger kitchen, take down some walls - Kitchen Fitting job in Isleworth, Middlesex

Job description

We wish to create a much larger kitchen/dining space in our home (which was built about 20 years ago). We wish to strip out the current kitchen and create a dining area. We wish to alter the layout by knocking down walls to make the utility room and part of the garage the new kitchen space which will open up onto the newly created dining area. There is some plumbing in the current utility room. This is also where the boiler is kept although it will most likely need to be moved.

We are aware that two of the walls to be removed are solid brick and will most likely need support beams.

Obviously, the work will need to meet building regulations (which we’d like the builder to deal with) and will include:

• Removing existing kitchen units, making good the area, tiling the floor and painting the walls.
• Removing walls and installing support beams as necessary.
• Building a wall to partition the front part of garage from the kitchen.
• Installing a new kitchen (Cost of units and appliances approx £3000).
• Installing electrical points as required.
• Tiling the new kitchen floor and painting walls.
• Installing ceiling spotlights in the new kitchen.

We have tried to add images, one of the original layout and one with the changes.

We estimate the cost of the new kitchen units and appliances to be about £3000 and would like the quote to include this. Appliances include a dishwasher, washer/ dryer, extractor fan, electric hob and electric oven and integrate fridge/freezer. This £3000 does not include the materials for tiling the floor and painting the walls.

We are happy to negotiate the exact layout with the right builder. We are also hoping that the builder can give us design ideas and recommend a good trade supplier such as Howdens.

As mentioned already, we have estimated the kitchen units and appliances as being about £3000 and this should be worked into the quote.

Thank you for the questions so far. What we should have added is that we are in the process of buying this property. We should have completed by mid/late November. Therefore, we can only invite people around for a viewing around this time. If you are interested, but would rather wait until viewing the property before quoting, that's fine.

We have many other plans for this property. If our chosen builder does a good job of the kitchen, there is every likelyhood that we'll be using them for the other rennovations.
