How would you make an old kitchen keep its character when updating with "new" units ?

This is a small beamed kitchen needing new sink, washing machine,oven, etx plus wood shelves and cupboards?plus new "old looking flooring" !!

In respect to the sink I would fit a Belfast sink which is ceramic and has a cottage sort of character to it. Have the washing machine, dish washer, tumble dryer, etc hidden in built in units with fitted doors. A "Rangemaster" oven should give you the character your looking for.

Which tradesman?

Hi, I'm in the process of buying an Edwardian property. I've recently had structural survey completed which has advised a rising damp issue but also states the floor boards are springy and that further ventilation is required on the ground floor. For the rising damp I know which trade to use but for the ventilation and springy floorboards I don't know who I should contact for quotes. Can anyone help?

Hi there. A carpenter should be able to sort out the floor boards and rotten joists which are making them springy. You should first have the damp treated and vented (by a damp proof specialist) to prevent any damage to the new floor boards and joists. Hope this proves helpful. Mike @ MJT Construction.

Q

The floors on my steps and first floor, all carpetted, squeak and creak in certain areas. What are the potential causes and solutions?

Are the potential solutions costly and time consuming bearing in mind the stairs, bedrooms are carpeted and the bathroom has laminate floors?

Hi Tyrone. It is because the boards have previously been nailed and not screwed. Over time with continous use the nails lift and become loose causing the squeak. You would need to screw down the boards instead of nailing as the screws will not work themselves loose and stay fixed. This will fix the squeak permanently, job done. Mike @ MJT Construction.

Bird nests

Hi,

Whats the best way to ensure birds do not nest in my chimney?
I thought about blocking it up with wire mesh?

Hi there. A coweling is your best bet. You will be wasting your time with wire mesh, crows and ravens are very distructive and seem to enjoy the challenge of pulling them off. Good luck with sorting it, Mike @ MJT Construction.
