Hello,
I am looking to get a quote for some work we need done to our property. We have an issue to the rear of our property where there are big wet patches which have gradually appeared on the internal wall. Our guttering was totally overgrown above the areas mentioned and our overflow pipe runs onto the guttering above the area of wet patches and has been continuously overflowing which I presume has caused the problem we now have. We have spoken to someone who advised that we needed all of the rendering replaced on the back wall as it is cracked and almost coming off and a separating divide between the two properties as our neighbours doesn't look much better! We would probably need the wall to be fully dried out before we can repair the internal decor but hopefully you would be able to advise on that.

Job Description

We are looking for someone to do a repair job on our rear wall roughcasting. We have made a number of modifications to our home in the last few years and have added flues and vents, exposed some mismatching roughcast and converted a twin window formation to become French doors with some replacement roughcasting around. As a result the ground floor wall area of our rear roughcasting is mismatching and does not look great.

We are looking for someone to do the following:
- remove and replace some of the existing roughcast
- patch up some breaks in roughcasting around flue/vent openings
- fix some poor workmanship to improve weatherproofing around new french doors

in addition to the above we would also ask you to quote for the following:
- painting the ground floor rear wall to ensure the whole rear wall paint matches
- sanding the roof line timbers to the rear (and possibly front) and revarnishing or painting.

The property is Victorian and so the rear wall is approx 7.5 metres high and about the same distance across. We will be very much driven by cost so please bear this in mind.

The house is a late 19th century semi-detached stone built villa. The front sonework is protected by paint. The gable of the house has been "patched" with cement over the past 50 years, but some of the stone flaked badly after last winter.

2 Window Cills

2 back bedroom stone window cills have cracks in them. One has already had small pieces fall off last year. Need to have cracks repaired. 1 cill is not too bad but want to fix before problem gets worse.
