We have a small leak which is coming through the sitting room ceiling due to heavy rain. The roof is relatively new and we believe the rain is coming through a small section where a join is and has been sealed rather than covered by roofing tiles. Access can be obtained through the attic (which is empty) but the entrance is above a stairwell and needs a long ladder.

The external cement margin between tiles and wall is damaged and needs replacing. I also had a small drip of water through the ceiling recently, so a general check of the roof and any necessary repair would be useful. The roof is pitched, on a small first floor maisonette. I am looking for a quote for the following work to be performed on my roof:

Chimney Stack Repair:

Provide necessary access equipment.
Carefully remove existing concrete slab to head of stack.
Supply and fix new 450 x 450mmconcrete slab with opening cut to size, bedded
and pointed in mortar.
Carefully remove ridge tiles to either side of stack.
Remove and dispose of existing defective lead flashings.
Cut new chases to brickwork.
Supply and fix new code 4 lead flashings, dressed and pointed into brickwork.
Re-lay ridge tiles neatly bedded and pointed in mortar.
Clear down site and dispose of all debris.

Additionally, and quoted separarely, supply and install 4 venting tiles.
