I own a house at , Wesley Street, Wakefield which I've previously rented out but which is currently up for sale. As it is not selling I am considering taking it off the market, doing some work on it and then letting it out again.
This all depends on the cost of the works required.
There has been some damp coming into the attic bedroom which is possibly from the flashings around the 2 chimneys? Plus there is a broken fall pipe at the front of the house which has possibly caused a large damp patch in the front first floor bedroom and also some damp in the ground floor lounge also at the front.

Some water coming in in a couple of places front & back (and also neighbours may have some) around the area where the roof meets next door.
In Loft, also showed the rafter that follows the path of the border between the houses was wet during (heavier) rain.
There are also chimney stacks front & back on the same line too.

Extra info, roof is concrete tile .The property is an end-terrace and was rereoofed in the same material approx 18 years ago before I moved in but well after the rest of the terrace.
As a result, where my roof meets the adjoining property the join is covered by a vertically running row of ridge tiles.

I purchased a house in 2008 which had an extension built in 2004 with a very shallow pitched roof with 2 velux windows. It would appear that sometime before I bought the proprty the flashing around the windows had leaked and someone has tried to mend it with additional flashband, this now appears to have begun to leak and currently lets water into the property. I've taken some pictures of the outside of windows to show where i've been advised its coming from.

The house is empty, currently on the market and leaking so I need to get the work done as soon as possible really. If I were keeping the property I would consider re-pitching the roof as well as sorting the leak however as I need to sell, I really need a more cost effective solution. I was told that it would likely need the tiles around both veluxes taking out, a new flashing kit for the windows installing and then new tiles put back around the window to make it seal well. I'm more than happy to listen to other opinions and options.

I'm based in Harrogate so only get to the property once a week so if you'd like to quote i'd need to tie it in with a visit.
