We have a mid terrace house - 4 floors but on the top floor there is a parapet with access through the topfloor windows. There seems to be a leak from the little flat roof which forms the floor of the parapet into the thrid floor bedroom. Contactors came to sort it a year ago but the leak came back. The original contractors had another go but it is still leaking although not as much as before.

Flat is a top floor conversion. There are three leaks that need fixing, one from a flat roof and two from exterior walls. Potential replastering of interior once the leaks are fixed.
The flat roof is decked, and the leak is into the room below and is quite extensive.
The other two leaks are from walls which are both accessible from the flat roof. All the leaks worsen when it rains heavily but not otherwise.

Water is penetrating mortar flashing where top of slanting rear roof meets party wall, evident from the ridge timber being damp in several places. The ridge is approximately 35-40 feet long.
The building is a top floor flat in a two-story terraced building, roughly 100 years old. The roof is tiled with concrete tiles and does not leak elsewhere.
We would like the situation to be assessed and for the flashing to be repaired economically (we have heard that mastic filling may be appropriate). However, we would also be interested to know how much replacement with metal flashing would cost.

I have an old garage with approximate dimensions of 25 foot by 9.5 feet. The original roof was removed as it was made of asbestos. What I am looking for is a new roof to be put on the garage- I am not fussed on what type material is used- as it is only a garage.The garage is a concrete construction with existing pitched concrete framework that supported the old roof every 6 foot apart. My initial thoughts were for a corrogated bituman roof to put up which would require either wooden sheeting put up as additional support or an enhanced framework build to support the lightweight bituman sheeting. Happy to supply photos to interested parties . As it is a outbuilding I am not looking for a bells and whistles solution.

There is damp to the front of the flat at first floor ceiling level. This might be related to failures in the stepped flashings between the raised section of the party wall and the slated roof of the house.
Scaffolding is up, so this can be inspected.
The fascia board on the front needs repair and painting.

With the rain this weekend another leak seems to have appeared close to the ridge next to the chimney. Again this could be related to flashings or re-pointing chimney. Would need to be inspected.

Reposition Guttering to stop Water leaking into ceiling

I need an approx 3m length of plastic guttering re-angled to flow into the outlet instead of collecting and then overflowing. When the gutter overflows, water enters the property via seeping through the wall and or under the roof.
Access is via ladder from the basement level courtyard. Gutter is on the ground floor just below foot level of the upstairs terrace.
Here is the description I was given from a previous quote which i felt was too high for such a simple job.
- Put ladders up on front of house, onto neighbours terrace and then lower them
2 floors down into basement to allow access for working.
- Lift up existing lead form gutter.
- Take out defective gutter and raise to higher level for water to flow freely into outlet.
- Lower outlet if necessary.
- Redress lead back into gutter.
- Repair any asphalt necessary to ‘bull-nose’ on terrace.
- Supply all plant labour and materials necessary to carry out work.
- Clear all rubbish from site on completion of work carried out.
