Job Description

I am about to complete on a property buy next week and are keen to have someone to come out and inspect the roof and give a quote for the work. I have not been up to the roof but can see that some roof tiles are sliding on the lower part of the roof. Also the board under the overhang of the roof have seen better days and will need replacing/repairing.
I can not really give details about measurement, scaffolding requirements but looking you as a professional will have to advise me on what will be required.

I have a grade 2 listed property in SE London which has a nasty leak in one of the bedrooms and ensuite bathroom, affecting the ceiling and one internal wall. I have been advised I need total replacement of the tiles/slates on my roof as they're on the whole 'defective'. There are many awkward details, these are mentioned in the buyers specification. Easily accessible with scaffolding. I also have other flat roofs that need replacing/repairing, but would like to get advice on this. All works need to be traditional as recommended by the council due to age of property, also the newer systems look awful to street. I want to move fairly quickly on this with the weather being as it is, as I'm anxious to limit further internal damage/repair.

I have tenants in a property (a semi detached house). They believe there is a leak at the back of the roof which is leaking into the second bedroom. It is a pitched roof and apologies I am not sure what type of slates they are. I would presume that they are the old fashioned type. You may need ladder but you can access the loft.

The rainwater disposal systems needs to be completely overhauled, the plumbing goods checked for water tightness and addressed if found to be necessary. Some higher gullies need to be cleared, the sub-sills repaired and re-throated, and a timber wallplate to the flank wall removed and the cement fillets replaced with lead flashing. Some cracked tiles also need to be replaced.

We have had a long-standing leak in our first floor roof when it rains. It's a Victorian house. We'd like someone to take a look at it and patch up. We'd also like the gutters cleared while you're here, if possible.

We have a mid terrace house - 4 floors but on the top floor there is a parapet with access through the topfloor windows. There seems to be a leak from the little flat roof which forms the floor of the parapet into the thrid floor bedroom. Contactors came to sort it a year ago but the leak came back. The original contractors had another go but it is still leaking although not as much as before.

Water is penetrating mortar flashing where top of slanting rear roof meets party wall, evident from the ridge timber being damp in several places. The ridge is approximately 35-40 feet long.

The building is a top floor flat in a two-story terraced building, roughly 100 years old. The roof is tiled with concrete tiles and does not leak elsewhere.

We would like the situation to be assessed and for the flashing to be repaired economically (we have heard that mastic filling may be appropriate). However, we would also be interested to know how much replacement with metal flashing would cost.

There is damp to the front of the flat at first floor ceiling level. This might be related to failures in the stepped flashings between the raised section of the party wall and the slated roof of the house.
Scaffolding is up, so this can be inspected.
The fascia board on the front needs repair and painting.

* Added 28th January, 2013 :
With the rain this weekend another leak seems to have appeared close to the ridge next to the chimney. Again this could be related to flashings or re-pointing chimney. Would need to be inspected.

Want installation of air vents such as facia vents, tile vents or soffit vents which ever is suitable on the roof to access ventilation just above the kitchen abd bathroom area of the roof as there seems to be a lot of condensation onto the rafters of the roof.
