To guide you in quoting please find details of the Roof report undertaken:
* Timber structures (rafters / purlins) wall plates to be in good sound order & in straight parallel lines.
* Dividing walls to both flanks in good sound order apart from top flanching to both sides and walls on front right as face the front of the property need to be assessed.
* Cast iron gutter joints need to be replaced with tailor made fitting.
* Extend front down pipe into lower gutters fitting 45% shoe to prevent splash over's on to front windows
* Complete re-roof recommended to main roof and lower canopy roof due to age & conditions.
* Both main chimney stacks are in need of re-rendered & lead flashings to all abutments.
* No felt to roof areas & roof battens are starting to sweat & corrode due to age.
* Fit appropriate clay cowling's to all chimneys pots, smoke test all flues for ventilation upward draws check for artificial coal fires & fit correct cowl for this appliance.
* Re-newel of flashings to rear skylight is needed.

The main roof to the subject property comprises a shallow duo pitched formation pitching
from front to rear. This is provided with an artificial slate covering. Our inspection was
somewhat limited due to extensive moss coverage of the roof coverings. We recommend
that this is cleared off to prevent blockage of the rainwater disposal system. The presence
of the moss has resulted in poor runoff
of rainwater from the slates into the gutter.
Rainwater goods comprise replacement PVCu half round gutters and part original metal
and part replacement round section downpipes.
To the front elevation, half round PVCu guttering is provided which discharges via a round
section downpipe attached to the right hand party wall. This has been jointed to the
adjoining right hand property which has the existing metal section of guttering and the
guttering is therefore not adequately jointed and of a different size and profile allowing water
to run off between the two properties. An adequate adapter should be provided between the
two sections of guttering to match the two different profiles and size of gutter.
To the rear elevation, a PVCu half round gutter is provided and this is also jointed to the
adjoining right hand property to the original metal section gutter. This is leaking at the joint
and again requires an adapter as described for the front elevation.
A round section downpipe is provided to the adjoining right hand property, of metal construction, and exhibits open joints and is currently loose on its brackets. This also
exhibits moisture penetration.
The main gutter is also leaking at approximate midpoint
resulting in splashback on to the
external wall at lower level. A general overhaul is therefore required.
Roofline joinery comprises timber fascia and boarded soffit boards, the composition of
which is unknown. Rot affected sections were noted to the fascia board to the front
elevation, in particular to the right hand side and also towards the left hand flank. It would
appear that a runoff
from the main roof has been obstructed by the large amounts of moss
resulting in overflowing of the guttering on to the fascia boards.
To theRoofline joinery comprises timber fascia and boarded soffit boards, the composition of
which is unknown. Rot affected sections were noted to the fascia board to the front
elevation, in particular to the right hand side and also towards the left hand flank. It would
