Hello. I have a 3 storey town house with a pitched roof, a parapet wall and an internal gutter. There seems to be a problem with the downpipe and the lead flashing around the downpipe on both the front and rear of the property because water is spilling over the downpipes at the top or sides, down the external wall and also causing some staining on the neighbour's ceilings. The rest of the internal gutter is leak-free. It just seems to be the area around both front and rear downpipes. (see attached images).

It is hard to say where the leak is coming from, however there is significant mould and mildew in the top section of one of our wardrobes, and the plaster work is damaged. The leak area is on one of the outside facing walls and is directly behind where the guttering outside seems to be. It has probably been leaking for a while, however we have only just moved in.
We are a terraced property, 2 floors. A large ladder will be required.
