Hi,

A few days ago during heavy rain I noticed drips from my kitchen ceiling. This drips were very close to the vent pipe which comes from loft down to ground. When I went into the loft, drips can clearly be seen on the outside of the pipe as it exits the roof. I phoned a local roofer who went onto roof, advised me that the lead was cracked and put some silicone round the area for £30. This hasn't worked. This morning I noticed water in kitchen cupboard (again beside vent pipe) and the drips can still be seen in the loft again. When entering the loft, you can actually see daylight at the point the pipe meets the roof.

Can somebody please recommend the best way forward? Obviously I would prefer a 'touch up' if possible but if this isn't going to work I would pay the going rate for new flashing to be fitted or whatever the solution is.

Additional Info:

Property is end terrace 2 floor with floored loft.

Tiles are concrete (I believe) Old but no cracks and all lined up as expected. No leaks elsewhere on roof.

Roof is pitched.
