My house is a two floor terrace property (including an alley between two of the houses). The soffit under my guttering looks to have rotted and there is now a substantial hole surrounding the drainpipe running down the back of the house. I have not noticed any overflowing water and the drainpipe is still working, however the next door property to mine has had their soffit repaired at some point as they have different woodwork to us. We haven't noticed any leaks inside the house or any evidence of rot inside, but concerned that the damage outside may lead to something worse. A ladder will be required, but the damage is above a patio with easy access through a side gate. Would really appreciate someone to appraise the work needed. If possible, could we be visited on a weekend or a Monday.

Our gutters need to be cleaned front and back, but worry if we do this the neighbours buildup will flow into our gutters, so was wondering if there are any solutions for this?
Would also like to check to see if it would be beneficial to have our own down pipe installed in the front - need to be advised on this!

Replace broken tile and repair section of rotten felt below.

Standard height (2 floor) terraced house with pitched roof, i think they are clay tiles. Where the roof has been leaking for a while the felt has gone rotten underneath the tile, so if that section of felt can be replaced that would be good.

I've been up on a ladder and I can see the broken tile is about 5 rows up from the gutter.

I've uploaded a picture of the roof to give you an idea of the tiles.
