1) Temporarily protect garden/footpath and agree areas for parking of vehicles, agree storage area of equipment and erection of scaffold.
2) Erect and secure scaffold to building with ladders and access onto roof which should be protected .
3) Remove and replace flashings to chimney.
4) Remove loose bricks and mortar to chimney, rebuild and re-point.
5) To top of chimney and flue, repair and/or replace defective bricks, re-point and parge top of flue . Allow for protection or sealing of flues and agree with client.
6) On completion carry out water test and take down scaffold and ladders. Remove materials and debris from garden and footpath, leave clean and tidy.

Job Description
We have recently moved into our property and after the heavy rain we have all had recently - we have a water leak.
The garage was added to the main house back in 2005 (main House built in the 1980's). The garage roof is tiled and pitched (the survey of the house called it a "Hip" roof shape). The water is coming in somewhere between the pitch roof and the main house. We have been up to take a look and we haven't a clue!? Query its the flashing...?! There is one slightly broken tile up there but it appeared to be no where near the leak.
The water is running down the wall in the garage (not much) and the wood is looking pretty wet.
The survey on the house did mention that the garage did have signs of previous water damage however at the time of the survey no leaks could be found (the day of the survey was torrential rain).
Any ideas / quotes to mend the leak would be appreciated.
* Added 10th January, 2013 :
Managed to add a photo of the broken tile (after one a trademan asked the type). Not sure if this is the problem area..?!

Last year I had loft and cavity wall insulation installed and for the past two winters since, I have had high levels of condensation forming on the roof felt on each side of my loft (from the eaves to about halfway towards the roof ridge). The condensation is bad enough to the level that it is dripping onto the roof felt.
I'd lead to believe that the ventilation may not be adaquate enough for the loft during the winter months but need help 1) identifying the cause of the problem and 2) suggestions / quotes on repair work needed.
My house is a 2 bed mid-terraced house.
