We have a small leak which is coming through the sitting room ceiling due to heavy rain. The roof is relatively new and we believe the rain is coming through a small section where a join is and has been sealed rather than covered by roofing tiles. Access can be obtained through the attic (which is empty) but the entrance is above a stairwell and needs a long ladder.

I also had a small drip of water through the ceiling recently, so a general check of the roof and any necessary repair would be useful. The roof is pitched, on a small first floor maisonette. I am looking for a quote for the following work to be performed on my roof:

Chimney Stack Repair:

Provide necessary access equipment.
Carefully remove existing concrete slab to head of stack.
Supply and fix new 450 x 450mmconcrete slab with opening cut to size, bedded
and pointed in mortar.
Carefully remove ridge tiles to either side of stack.
Remove and dispose of existing defective lead flashings.
Cut new chases to brickwork.
Supply and fix new code 4 lead flashings, dressed and pointed into brickwork.
Re-lay ridge tiles neatly bedded and pointed in mortar.
Clear down site and dispose of all debris.

Additionally, and quoted separarely, supply and install 4 venting tiles.

Basically I discovered a leak in the ceiling of my bathroom which appears to be coming from around the Stack pipe flashing, where it goes out through the roof. Or where the next house in the terrace is staggered by about 6foot to the rear along the roof edge flashing.

The leak is a little on on and off for the last couple of weeks so doesn't occur every time it rains. only a certain heaviness and direction. Its not a constant leak

AGE TYPE OF ROOF: Tiled, terraced house with a pitched roof. circa 1950-60s

ACCESS: Poor from the rear due to lean to. Would highly recommend going from the front using ladders over the pitch.

INVSTIGATE the cause of the leak and repair as necessary.
