There is damp to the front of the flat at first floor ceiling level. This might be related to failures in the stepped flashings between the raised section of the party wall and the slated roof of the house.
Scaffolding is up, so this can be inspected.
The fascia board on the front needs repair and painting.

With the rain this weekend another leak seems to have appeared close to the ridge next to the chimney. Again this could be related to flashings or re-pointing chimney. Would need to be inspected.

The current roof is estimated to be about 13 years old and is leaking. The roof is about 5 square metres and is on the second floor. I would like to upgrade the felt covering to something more durable that has a life in excess of 20 years. A EPDM rubber membrane is a technology I favour but I am open to other suggestions. I would like to received evidence of using this technology or other suitable durable coverings. The roof has a ventilation duct that is not used and should be removed. If the timber covering is to be removed, the insulation should be upgraded to a high standard. A vapour barrier may need to be considered.

My roof needs to be retiled with natural slate tiles. the roof is shared with neighbour so only my half needs to be done. Guttering is fine so changes needed there. There is a small outhouse at the back which needs to be retiled with the same tiles as well.
