2 bed terraced house in Caversham with original Victorian era roof. We have some suspected minor leaks and would like to know what our options are to fix.

We'd like some quotes for a full re-tiling of the roof of our house or advice on repairs needed.

Water pushed the old cap into the chimney so I am led to believe and water has been running into the upstairs bedroom. I had engaged a contractor to sort it and they haven't the situation is very urgent now.

1. 17sqm (5 x 3.5m) Flat roof:

Remove current felt and deck
Replace deck, add 120mm insulation boards, build up fascia and replace felt / rubber bond

2. Verges

Main pitched roof has concrete verges that need replacing. Probably need to strip back tiles and replace section of the batons. Before replacing verges.

Water penetrates through chimney stack. the chimney is not used (fireplace is removed) but chimney pots are still in place, one of them is leaning a bit, possibly due to loose flaunching. I would like to remove the pots and repair the chimney stack/flaunching.
The chimney is on the rear part of the house where there is also flat roof extension (so hopefully can be done without scaffolding?)

During the recent storm, part of the UPVC roof fascia (up to the apex) fell off. Replacement fascia is not required, I would just like to re-attach the panel back to the roof. Long ladder would be necessary as the area to be repaired is over the garage. Quick turnaround required.
