Roof repair/replacement to Victorian terraced house in St Andrews, Bristol.

- Erect scaffolding to front and rear of property to gutter level (rear of property has flat roof extension so means of adequate protection to this structure required.
-Hack off all party walls, remove loose coping stones, re bed copings on DPC with water proof sand and cement
- Remove all tiles and put to one side for re-use
- Re feit in vented felt and treated roof battens
- Re-tile existing tiles, supply and fit new code (4) lead soakers, back gutters and aprons to party wall and chimneys to suit,
- Fix a bell cast bead and re-render walls in two coats of water proof sand and cement to suit
- Remove tiles from chimney tops to rear and bed ridge tiles on to allow ventilation to chimneys and prevent ingress of water.
- Supply and fit insulation to all roof voids

Please also provide price for new tiles if required.

We are getting bad water staining in our roof conversion in two different rooms. One is below a chimney breast, and the other is where the slope of a roof meets a flat roof. Both leaks need investigation and repair.

Access to the leaking roof is via a skylight onto a flat roof below - the leaking flatroof above can then be reached by climbing up a gully where two sloping rooves meet.
