Some years ago my double garage was converted into a single garage and (the part nearer the house) into a study extension and storage area. I now want the whole area to be the study. It will involve taking down the partition wall between the study and storage areas, replacing the door to the patio with a new double glazed door and making a window adjacent to it; blocking up access from the garage to the storage area and making a new door to the outside from the garage. The ceiling of the study area is quite rough and will need redoing, and pipework in the storage area boxed in and some shelves made to use the space between the boxed in pipes.
The remedial work involves the remaining partition wall dividing the single garage and study areas from the single garage: It has cracked - also the concrete base floor that was made for the study/storage area in the original conversion.

We are in the process of exchanging on a 5 bed 5 bathroom detached property in Barnt Green and there are a number of pieces of work we want to carry out on the property. We are therefore in the process of contacting builders in the Birmingham area to obtain quotes for the work we intend to carry out.

The planned work is as follows:

1. Combine a kitchen and morning room and remove an adjoining toilet to create a large open plan kitchen family room with a new kitchen and floor.
2. The house has 2 separate water tanks which we want to replace with 1 and a combi boiler
3. We want to remove the en suite in the 4th bedroom and replace with fitted wardrobes
4. We want to reconfigure the main bathroom, en suite to the 2nd bedroom and 5th bedroom to create slightly better proportioned spaces, as well as replacing the current main bathroom and en suite suites
5. Replace the bathrooms in the master en suite and en suite to the 3rd bedroom
6. Potentially convert the loft space to 2 bedrooms and a bathroom

We are in a process of buying o house, semi detached, 3 bed, in Erdington -Birmingham. The house needs to be completely redecorated throughout and we would like the opinions and suggestions from some tradesman, in order to find out at what costs it will rise to do the following:
-all doors (interior/exterior) in the house to be changed
-floors to be replaced with : carpets- in the bedrooms, on the stairs & landing; laminate or wood floors -lounge and hallways, floor tiles-kitchen and bathroom;
-Walls& ceileing- replastered and painted
-bathroom fully tiled and fitted
-Kitchen fitted .
Possibly the external walls to be re plastered + painted.
There is also an issue which was highlighted in an engineer's report and needs to be done prior the sale:there are some loose bricks that have fallen out of the chimney breast in the loft area, those need to be removed(as suggested in report) and new ones to be put in place.
- some rewiring might be needed.
i'm willing to start this work as soon as possible, but i would like to know if all this work will be within my budget. If anyone will be available to come around for a free quote this week it could mean a start for the work asap.
