We have a Kitchen, 3.1m x 3.5m with an uneven floor comprising Quarry Tiles on top of compacted ash.

I need someone to...

1) Re-locate sink into next room so we can prepare food etc during works (this will require plumbing to pass through 10" wall)

2) Excavate compacted ash/tile floor (3.1m x 3.5m) to 10cm and re-lay with dpm

3) Remove 10cm concrete floor (1m x 0.9m) and replace with concrete disabled ramp

4) Re-Open bricked up doorway and make good

5) Remove UPVC door & frame (see pic 1)

6) Brick-up window (1.2m x 0.6m) (see pic 2) and make good exterior with golden-spur render (pic 5)

7) Construct stud-partition wall to infill doorway to bathroom (0.7m x 2.6m) (pic 3)

8) The area at the right of pic 4 is 13cm back from the area on the left - it needs framework to bring it level across the entire room (1.5m x 2.6m) and then finishing

9) Same applies to a small area adjacent to the stud-partition wall (7) above (0.3m x 2m)

Walls seem to be plaster over some kind of black-ash mortar. It has obviously been skimmed at some stage in the past but now need re-finishing.

10) They are:
a) External wall 3.5m x 2.6m
b) Internal wall 1.6m x 2.6m with set-back doorway (this is adjacent to 8 above)
c) Internal wall 2.4m x 2.6m inc fireplace which needs re-doing too
d) Internal wall (formerly external wall to conservatory) 3.5m x 2.6m less window, less doorway (5) less infill (9) total 5sqm

Approx half of walls b & d need 100mm plastic skirting, similar to product 508001003 on this page: http://www.master-plastics.co.uk/?mid=gda17&target=dept_11.html&lang=en-gb. Available from LBS and other builders merchants.

11) Plasterboard and skim ceiling over existing surface 3.1m x 3.5m

12) Finish external wall (see pic 5) to internal standards inc 1 x window (1m x 1.7m) & 2 x open doorways (4 & 5) 5.5m x 2.1m. Window requires proper sill and wall requires skirting as in 10 above

13) As 12 but size 1.7m x 2.1m rising to apex at 2.5m inc window 1m x 1.7m. Window requires proper sill and wall requires skirting as in 10 above

14) Electrics and plumbing as shown on images

All units except sink will be removed prior to work.

10% deposit, balance on completion. Can provide materials if preferred. As we have disability issues, site visits are difficult but we have provided as much info as possible. Winning quotation will be subject to confirmation following site visit after this listing ends.
