1. Supply and refit 3 no fans with transformer with isolator switch

2 All 4 gas meter earthed earth cable to consumer boxes.

3. upgrade earth cable from fuse boxes to grade 16mm, 2m lengths each.

4 Flat 1D relocate the existing 8 double socket, 2 single socket to 450mm height and 4 light switches to 1250. Make good and skim finish

5 Flat 1C relocate the existing 8 double socket, 2 single socket to 450mm height and 4 light switches to 1250. Make good and skim finish

6 Flat 1B relocate the existing 10 double socket, 2 single socket to 450mm height and 4 light switches to 1250. Make good and skim finish

7 Flat 1A relocate the existing 10 double socket, 2 single socket to 450mm height and 4 light switches to 1250. Make good and skim finish

8 Take off existing lighting in all bathroom and supply and fit 4 new sealed lighting suitable for bathrooms

9 Decorations to 2 flats, all white

10 Main entrance door and Flat B front door needs intumescence fitted

11 Tiling to kitchen on ground floor the client going to supply the tiles.

12 Take off existing door to meter cupboard supply and fit new fire door with number lock.

13 Take off the existing manhole supply and fit new double seal manhole cover.

14 Fix minor leak to rear soil pipe from tailpipe.

15 Clean the gutters of moss and sweep up any mess,

16 Supply and fit external air vent to Flat 1C bedroom

17 Communal Stairwell balustrades needs to be adjusted to max gap of 99mm.

18 All communal recessed lighting to be surface mounted with emergency lighting units and recessed holes to be filled and painted.

19 Check all kitchen doors to flats if the require intumescent strips

20 Flat 1B remove bath panel and cap off the hole for the shower holder and replace with ply and paint

21 Juliet Balcony rail is loose in Flat 1B and fix with screw.

22 Front of house gas pipe refit new clips back in place.

23 small Flat roof to front of the house to check and clean and supply and fit new window cill to window in Flat C. The roof may need to be fixed to stop further leaks

There maybe the potential to refit a new kitchen to Flat D and C

Faulty gutterering has caused wet rot in joists and wooden lintel over one window. I have removed plaster on ceiling and wall to reveal extent of damage. Work needed:
- further expose timbers as needed (removal of some additional plaster may be needed for better access to joists)
- splice joists into wall (replacing rotten timber)
- replace rotten timber lintel with concrete one over window
- treat all timbers (green E or similar)
- scaffold front of house to enable replacement of faulty guttering, repointing of brickwork under gutter, and capping of chimneys (including any minor repairs/repointing also to chimney stacks)
