Various Jobs need doing. I am having a new floor fitted and ran out of time myself to get certain jobs done before the floor is being put in so need a professional to finish the job and ensure the floor is protected throughout.

We have cleared the wallpaper through 80% of the room so the remainder needs to be cleared.

Then the whole room needs to be skimmed/plastered to prepare the surfaces flat for painting including filling any cracks.

Then the walls all need to be painted white.

In addition the skirting boards are looking tired and dirty so these need to be painted white (gloss) as well. Also the dado rails.

Also we have a victorian fireplace that needs to be securely fitted to the wall. It's currently in place but is not secure.

Room is approx 7.5m length 3.5m width.

Would like the work to be done asap as trying to sell the house and need this stuff done before viewings can take place and the house is already on the market.

Obviously appreciate that any quotes will have to be confirmed once job is actuallly viewed in person. Would like a physical quote to be done this wednesday day time as I am in the property getting the floor work done that day but otherwise am not often available to be there.

3 of the wooden porch posts are 2.24 metres long and 95mm square and hold up the front porch sloping roof. The 4th post is 1 metre high and also 95 mm square, but is solely decorative i.e. serves no structural purpose. All of the posts are suffering some degree of rot at the base and need replacing. I think all of the posts are held in place at the base by a long steel pin. The concrete footing to one of the posts has a crack which may need pinning or replacing before a new post is installed. Obviously the porch will need props put in place to support the porch roof when the old posts are removed and the new posts installed. Some form of waterproofing (lead shielding?) will be needed around the base of the new posts to limit further wood rot in future. Wooden railings link the existing posts which I should like to refurbish and reinstall myself after the new porch posts have been fitted.

Repair crack between rear projection and main house

Repair to crack between two storey rear projection from main house (terraced C1890). A survey reported that subsidence was not occurring, but that there was some differential settlement at the junction of the two foundation levels.

Suggested course of action was as follows:

Repair at the rear projection abutments to the main house should include mild steel restraint straps set below the wall plaster before redecoration is undertaken. Three straps in each corner of the rear bedroom should be provided spaced evenly in the height of the wall at first floor level. Each strap should be securely screwed to both wall faces whether they are set at right angles (left hand side facing from front of the house) or, along the party wall line (tight hand side facing from front of house).

I would like this work undertaken, plus any filling/finishing to bring the walls up to decorating standard. There is also some cracking in the kitchen below and, again, I would like the crack repaired to enable redecoration to take place.

All refuse to be removed from the job and all materials used to be included in the quotation.

There is someone at home at all times to enable inspection of the job before providing a quotation.

Work to be done as soon as possible.
