Bathroom has large mirror 5'x4' fixed to wall which I believe will damage the plaster when it comes down. PLASTERING
General plastering of much of the three bedroom house, plus

EXTENSION
Depending on costs we would like a 16ft x 9ft Orangery extension added. This would take care of much of the Kitchen and Porch plastering. We do have a specialist company lined up for this, but if a separate cost can be provided, taking into account the reduced amount of work required in the kitchen it could help

DPC
Kitchen is lower than external so needs a damp proof course run of 12ft
External areas need minor digging to achieve this
Possibly DPC requirement for front of house after inspection of blown plaster area

HOUSE ROOF
Replacement and repair of approximately 6 localised areas of tiling on main roof
Inadequate weathering of similar areas which need repair
Approximate area of 20ft x 8ft of vertical hanging tiles to be hung on side of house
Approximate area of 20ft x 8ft of timber boarding to be removed from rear of house
Replaced by area of 16ft x 8ft of vertical tiles to be hung on rear of house
Chimney area needs fixing of friable pointing and brick repair
After removal of rear balcony there is an area of 12ft by 1ft that needs tiles hung
Approximate apex roof area of 30ft x 12ft has bowed on timber outbuilding to repair

CARPENTRY
New skirting boards throughout two rooms
Replace of 2 unstable treads on staircase and make good five others
Threshold floor join between two rooms is missing boarding, this needs repair
A section of landing needs boarding removed and replaced by appropriate floor boarding
TILING
Bathroom floor needs tiling
Half height bathroom walls to three sides need tiling
Kitchen floor needs concrete repair/maybe screed and tiling
Above Kitchen work surface needs tiling for about 15ft x 1.5ft

ELECTRICS
The wiring needs to be tested, and if required - re-wiring

GENERAL
First floor balcony suspended by 6x4 timbers at rear of property needs removal
7 Internal doors to be trimmed and hung
Front door to be fitted
Free standing bath, toilet and sink to be fitted
En-suite cubicle in master bedroom to be completed, tiled and installed
En-suite cubicle in barn to be completed, tiled and installed
Kitchen and appliances to be fitted
Flat-packed double timber garage to be erected

The Plastering section cut off in the middle of my posting the job! The whole house needs some attention, including some plasterboarding and mostly skimming of at least half of the internal areas.

Job Description

Current flueless gas fire, surround mantle and hearth to be removed. Electric fire to be put in its place (electrics to be completed seperately my brother is an electrician & fire has been purchased) Wall and floor to be made good around new fire ready for decorating.
