Two bedroom ground floor flat needs refurbishment before it can be let. 1930s property in clean and good condition but needs modernising. Several tasks to be completed. I'm happy to project manage so would be pleased to hear from anyone interested in different aspects of work. First requirement is for someone to remove old wallpaper and make walls good.
i) Removal of old wallpaper in hall and three rooms. Also removing tiles from bathroom and kitchen
ii) painter and decorator - possibly some plastering
iii) kitchen fitter
There may be a need for other trades at a later stage. Please register interest, availability and experience and I will arrange for you to see the property.

Job Description

Our split-level kitchen contains two sets of 3 semi-circular tiled steps. The job is to reduce the size of the steps and reshape them (square them off) prior to laying wood or laminate flooring on top.
The job will require partial removal of the existing concrete (I presume) steps and some laying of concrete to create new squared-off steps. I estimate the job is about 2 days work.

I currently have a huge bathroom which apart from needing gutting it is a bit big for the purpose so i was looking for two quotes really; 1) to find the cost of fixing and refitting bathroom 2) to find the cost of dividing the room into two making one half a study/bedroom (not sure on sizes) and the other half a bathroom.

Cut small window opening approximately 450mmx600mm. Add lintels inside and outside and appropriate cavity closers. Make good external rendering (painted and have paint).

Block in kitchen door (blocks supplied)

Make good and skim over small wall with new opening in including cill and reveals (approximately) 4sqM. Skim approximately 3m2 of Bathroom wall

Make good and skim approx 5m2 where internal wall removed.

Skim approximately 20m2 walls to kitchen (some bonding/hardwall required)

Skim 12m2 living room wall where door filled in

Board over all ceilings and skim. Approximately 750square feet total, upstairs has skillings.

Outside: Dig out driveway removing existing hard standing. Add weed control membrane Apply 135mm type 1 compacted to 100mm, dressed with 25 to 40mm gravel, approximately 25m2 in total.
