The major components of the work are

1. Structural work e.g. installing restraint straps and retrofitting proper support to some internal walls (effectively correcting design errors made in 1926) to correct movement and cracking. Initial surveys and recommendations from structural engineers and others are available regarding this, but a detailed investigation, involving taking up flooring, with be needed. A wall tie survey should also be carried out to determine if these need renewing.

2. Remodeling of three adjacent rooms: the first floor bathroom, the lavatory next to it, which needs to be merged with the bathroom, and also a large rear bedroom, part of which is to be made into a shower room with WC. (The bathroom mentioned above is at the centre of the structural work.)

3. Re-wiring of the entire property, to be done during or immediately after the other work.

Other work is desirable: - re-pointing is desirable on some south-facing brickwork and on the roof (e.g. motar bedded hips) and some work is needed on and around a groundfloor shower room, but this can be done after the major works listed.

The company which undertakes this work will need to either have the necessary structural engineering, building, plumbing and electrical capabilities or be able to subcontract and project manage some of the tasks, preferably to specialists they have worked with before and trust.
