The valve on the toilet is not closing properly when the float is fully raised, so there is a constant overflow of water, which needs to be fixed. Also the water shut off valve to the toilet has become difficult to adjust.

1. The hot water from the hot tap in utility room has stopped coming out.
2. The out pipe from the washing machine requires looking at and possibly redirecting to another drain which is directly outside the utility room (currently it pipes some 3-4 metres through old pipework to the kitchen drain).
3. Mixer tap in kitchen requires mending/replacing - it works, but it has a piece of plastic coming out of it that must have become loose.

1 - Repair/replace leaking toilet cistern.

2 - Fit additional stoptap to mains water pipe. Old stoptap is very stiff and could jam, but can't be replaced as there are problems with turning off the water supply, which is shared by several houses. We need a second stoptap fitted above the first, so that the first one becomes redundant.

I need to carry out regular maintenance (primarily rodding) of the drain in my small enclosed back yard. The existing manhole cover (19" x 25") is a deep tray type and is (a) too heavy for me to lift, and (b) corroded into place in its metal surround. I need it replaced with a lighter cover which must have a good seal and be able to be locked down. The drain has backed up recently and although it is now running, there is evidence of some undermining of adjacent block paving to attend to. Access to the back yard is through the property (which is Grade II listed) from the road at the front.
