Landing area approx 1 sqm damage by water leak from loft. Further separate leak in living room required access to be cut out from ceiling in living room to access leaking pipe. Therefore now about 2m x 1m hole in living room, which needs repairing. Damage extends to coving. Needs new plaster board and then skimming over???

Room is ~ 2 x 4 x 2.5m (width, length, height), old artex on the walls which will need plastering over and someone tried to plaster a few areas but it didn't turn out very well, so that might need removing. About 1/3 of the surface area is already tiled so just the other 2/3 need plastering.

Wall is approximately 7m but includes 2 fireplaces. The ceiling is 4.5m wide at widest and 2.7m at narrowest. Part of the ceiling has some polytex on it but most as been removed. There are holes in the ceiling from removal of false beams and one around 20cm widewhere pipes were removed. Some plaster has fallen off round one fireplace.
