Large lounge/dinner approx 25m2, requires ceiling plaster skimmed flat to cover 1970s artex and removal of circular decorative ceiling roses. However plasterboard is very uneven and all joints have cracked and are visible - ceiling may need reboarding over existing.

The other rooms are a loft conversion which are 2 bedrooms about 15x10 and a bathroom about 10x10.
