I am homeowner of a georgian house. We have an upstairs room that is mostly stripped of the 5 layers of very old paint and wallpaper, but not completely. During the stripping we found that the old plaster was in bad shape - crumbling, chunks dropping out and there's never been a straight line applied to any wall through it's lifetime it seems. So, we stopped working on it and decided to call in someone who can put this into a good shape! We have a second room that we would also like to do a similar job to at a later date, based on the success of the first. Both rooms are square with fireplace/chimney on one wall. We had a part-time builder who was helping out and we bought materials for (mortar, finishing plaster, ...), but who is now unfortunately unable to get to us for a number of weeks and we want to get this sorted sooner!

The cornice itself has a drop of 190mm and a projection of 345mm, if you can help with this and have the tools or you can make a mitre box to fit this please get in touch. My box bedroom has very rough walls (sandy to the touch). It's all covered up with lining paper and many years of over painting. As the new owner I have not ventured beneath the paper to see what lurks beneath. It needs a plaster/skim or something like that. It would suit me best if you removed the paper as well as completed the plastering. But I can remove it if need be. I think the ceiling is ok.

We need to expose a beam by cutting a hole into the plaster and then cover it up again. Job would need to be done on a specific date as structural engineer has to be there when beam is exposed. He will say where to cut hole as he needs to see the beam. Then the hole needs to be covered that same day.
Please let me know cost of job and materials.

The room is 4.2m * 4.2m approx. The walls are generally in good condition. However we have had the place re-wired and although this has been plastered, there are numerous inconsistencies so a re-skim would provide a better finish. The ceiling is more complicated, as it is in relatively poor condition. I believe it to be lath plaster, so re-skimming may not be an option. I'd also like a second quote, to include painting of walls, heat-torching skirting and painting/sanding skirting on top of the skimming of the walls in the lounge.We are rennovating the whole property, but only at a speed allowed by our finances! Therefore, there is likely to be further work (skimming walls in all rooms at a minimum), but not as part of this initial job. We want to get one room ready so we have somewhere to relax while working on others!

Hi

1. Skimming a plasterboard ceiling approx 2.9m x 3.7m. It has some matt emulsion on it and has been skimmed before (but not to a very high standard).
and
2. Skimming around 9m of wall (2.08m high) - just to smarten it all up - including hacking off and repairing on patch around 1m2 near the window where the original plaster has blown.

It would be good to get it done before the 22 May or fairly soon after the 29 May if possible.
