Our loft currently is partly boarded and used for storage, we would like to increase the space available for storage and strengthen the floor joists so that more weight can be stored up there.
We don't want to do a full loft conversion, so will not be making this a habital space, but would like to make the loft more comfortable by:
- improving the insulation
- replacing existing glass roof tiles with a velux window
- adding plaster board on the eaves
- adding power sockets
The area we are looking at is approximately 10 sq metres. This is a 3-bed Edwardian house. We are not expecting to re-tile the roof or adjust the roof line in anyway, there is enough head room available already.
We are the owners.
As we are not doing a full loft conversion we have not submitted any planning permission or contacted building control.
We would like the work to include second fix, but not plastering of the plaster board.
We already have a loft ladder, but it is rather old, so would like to see if we can replace it.
We would like the job to be completed by Mid June.
We would like the quote to provide a breakdown of all the costs - labour, materials etc.

The job needs to add another room with the loft space in the house. The approximate size is 2m (H) X 2.5m (L) X 3 m (W) and involves a new floor to be built.

The house is a one bedroom house and this loft space is going to convert the existing loft into a second bedroom. There is no need for outside work but internal work required.(So no need for council permision but will require project cetification once the work is carried out). Two windows needs to be opend from the loft to get the light into this extra room. The existing loft floor needs to be alternate and to make the loft have enough hight (2m) for the room. This means the second bedroom (the new room) is on 1st and half floor.

Mid-size loft conversion in semi-detached home ~15ft x 15ft. Would like juliette balcony and en suite. Also would like to relocate lower staircase from centre of home (between living and dining room) to along the side of the house, thereby opening up downstairs living area and achieving a better layout in the first floor bedrooms. Would like to have the work completed by ~spring. Important to have reliable builders and no unnecessary delays once building work begins. (i.e. we want builders to show up when they say they will and complete the work within the quoted time period).
