The loft hatch in our victorian terraced house is in an inconvenient location. We want a new (larger) loft hole and hatch added on the other side of the house, with a fold down ladder for easy access.

Currently the area of the loft where the new hatch would be located is un-boarded. There is access to the loft through the other existing hatch.

We have recently moved into a house in Haringey, North London. The majority of the loft space had already been converted into a bedroom when we moved in. The remaining space at the back of the house was left unconverted. The space is (very approximately) 8 m long, by 3m wide by 2m tall. Here are some photos of its current state:

As you can see, it's a little rough up there at the moment. We would like to make this loft space usable for storage. It needs to be cleaned up with some wooden boards put down and strengthened if necessary so that we can walk around, and store boxes, suitcases etc up there. We would also like a light installed, a loft ladder and a new hinged hatch door.

We are extending the loft space of our terraced house (~4.7m wide and 9m deep). Full plans have been approved by building control. We need a carpenter and a roofer who can do the following:

- remove existing tiles and store on-site
- adjust timber structure to allow installation of steel beams
- install temporary tarpaulin covers
- install steel beams, including padstones and repair work to party wall
- fit joist hangers on steels
- fit new floor joists
- temporary floor boards as needed only for convenience of the contractor
- remove existing roof structure
- raise new timber structure for sloping roof and dormer
- fit boards on flat roof
- fit breather membrane and battens on sloping roof
- fit 2 velux windows
- remove surplus materials from site
- cut new access hold to loft space
- fit roof tiles on sloping roof, including recovered tiles, ridge tiles, new venting tiles, ducts for vents, and lead flashing as required
- install outer layers of dormer walls (insulation, membrane, battens and cladding)
- install fascia boards, soffits, front back and dormer
- install gutter and drain pipes
- install single-ply membrane on flat dormer roof
- procure an deliver on site RSJs, and fire-proof them
- procure and deliver on site building materials

Work is to start asap. Work should be planned to minimise impact (house occupied throughout) and carried out as much as possible from the outside. Hire of scaffolding, crane and skips should be optional and separate quotes. Labour and materials should be quoted for separately. Contractor should be prepared to discuss bill of materials in detail. Suggested BOM is available on request and sums to £8000. Please note: contract covers only part of the attached building specification as detailed above.
