Job Description

I would like only to make a floor in our loft, so we can be able to walk on it and install a loft ladder. It won't be a room, but a storage. Planning permission is not needed for that.

I require estimates for a basic loft conversion.

The basic quote will require:
1. Internal staircase access from existing landing, with internal door.
2. Replacement of all ridge tiles with new ones, and either matching with existing Welsh slate, or a new set of tiles - please quote for both.
3. Advice on the requirements for reinforcement of joists.
4. Fitting of 2-4 Velux windows (front and rear).
5. First fit electrics to be extendable. If you don't do all the electrics yourself, not to worry I have one I can use, so I'm fine if you leave this out of the quote.
6. We have just had some work done and not flush with money at the moment, so we may just turn the loft into a more useable and accessible storage space with Velux windows inserted, with a view to internal decoration and fitting later.
7. While the scaffold is up I'd also like the gutters getting a re-paint.
8. The chimney may require a bit of re-pointing while the scaffold is up as well.

I will need a quote to include the following possible upgrades:

1. From existing hip roof to extend to a gable end - how much would this add?
2. Addition of a rear dormer - how much more would this be, and could it be done later?

I have had some quotes already, and some have, to be honest, been a joke. Please don't waste both of our times if you like quoting high on the off-chance I am a mug.

Some initial specs:
Total floor area of the loft space is approximately 25' x 19', standard filled cavity brick wall construction, 1930's semi-detached.

Job Description

We have split a bedroom into two to create upstairs bathroom. Remainder of bedroom has no window, and exterior wall is too thick to easily create vertical window, so we'd like a window in the sloped roof and new (sloped, and insulated)ceiling created for the bedroom. Whole room will also need skimming.
