Due to expanding family I need to convert the loft to living space.
This job will include the following.
Supply Loft Ladder (Drop down type on to Landing) or permanent stair case over the existing stairs and create a new hatch.
Move the wood that supports the Purlin.
Create the structure insulated and plastered within the loft.
Fit a Velux Window.
I can supply pictures and to view the job before hand is fine , I would like to see references and builders insurance details.
No Plans will need doing for this job.
The budget I have for this is 6-7 K so will be happy to work with the builder and listen to his ideas if this reduces the cost.

The loft hatch in our victorian terraced house is in an inconvenient location. We want a new (larger) loft hole and hatch added on the other side of the house, with a fold down ladder for easy access.

Currently the area of the loft where the new hatch would be located is un-boarded. There is access to the loft through the other existing hatch.

We have recently moved into a house in Haringey, North London. The majority of the loft space had already been converted into a bedroom when we moved in. The remaining space at the back of the house was left unconverted. The space is (very approximately) 8 m long, by 3m wide by 2m tall. Here are some photos of its current state:

As you can see, it's a little rough up there at the moment. We would like to make this loft space usable for storage. It needs to be cleaned up with some wooden boards put down and strengthened if necessary so that we can walk around, and store boxes, suitcases etc up there. We would also like a light installed, a loft ladder and a new hinged hatch door.

Removal of old water tanks from loft as preparation of loft for insulation and flooring. (Intended use is storage only.) Loft contains approx. 4 or 5 old water tanks, at least two of which are metal. Some contain water. None are used. There are also old copper pipes. I would like at least the tanks removed to allow the loft to be used as storage space but potentially also the pipes. Potentially the work to include installation of insulation and chipboard flooring, depending on cost.

There are other jobs about the house that need doing too that can be discussed on a job by job basis (we need to get this big cost out of the way before we decide on how our other money is spent) but would preferably be considered as a one-job-lot and so priced up as a whole. Our loft is within a 'London' roof, its quite long (9m), but only about 1 metre high at its tallest.
We would like to make the area a clean easily accessible dustproof storage space. At present part of the loft is fully boarded, some is partially boarded, the eves have no boarding at all (the insulation is exposed). The biggest problem we have with the loft is the amount of dust up there .

We would like the loft:

Fully Boarding
Hatch Widened
Loft Ladder installed
Possibly the ligtening extended depending on cost/budget (there is one light at hatch)
There's also some wood at one end that we would like removed. (Can possibly do this ourselves)
