We've recently purchased a 1920's terrace which has had a loft conversion installed, however it doesn't yet have the required sign off from building control. This was finished in 2007 however for us to recieve the required sign off we have been asked to:

- Insulate the loft (approx 18 ft) with 50mm Cellotex or equivalent
- Errect a stud wall (approx 12ft) to conform with fire regulations (30m fire safe)
- Hang 4 fire proof doors

The loft has a proper set of stairs leading from the master bedroom, and has laminate flooring, however the insulation and fire safety are not up to scratch.

We also have a couple of areas that need finishing off in the loft (photos included) one around the water tank, and the other above the stairs around the original window.

Please note we do not require the loft to be plastered, as building control have requested that this is left open so they can inspect the work prior to sign off.

Please can quotes include both labour and materials?

Hello Builders

We are looking for builders asap - to possibly start early Oct.

LOFT CONVERSION: - Doormer window at the back to include a juliet balcony, 2 rooflights at the front, tank needs to be removed and replaced with a mega flow system in existing airing cupboard on the floor below. We need to have an ensuite; however, depending on the cost, this may mean only installing plumbing with bathroom suite to be installed at a later date. The house is just over 10 years old and has a truss roof, which will need two steel beams installed. Doormer will need to be rendered. Stairs to loft can be easily installed above existing stairs - so no need to use a bedroom.

EXTENSION: - single storey extension at the back of the house - approx 3703mm long (at the longest point - 2800 at the shortest point) x 6410mm wide. Rooflights to be installed and folding sliding doors. The existing kitchen will be broken down into the new extension.
