We need a tradesman to undertake a single storey orangery/extension to our detached home. We have full plans and conditional full planning permission has been granted.

The orangery will be 5 x 4 metres and will have a glass roof lantern and be constructed from Yorkshire stone, in keeping with the original property. Entry will be via a current window opening which will be lowered to insert a door.

All work will need to be carried out under local authority building regulations and in accordance with the conditional planning permission.

We are requesting a quote for all works and will provide plans on request.

The roof window will be made of hard wood and painted. The rest of the windows can be soft wood and painted.

The glass should be K glass or similar with same or better U value.

Heating, We would like central heating pipes running through and capped, we can add the radiator later.

Electricity, 2/3 double plugs and spot lights in the flat ceiling.

we have exisitng garage structure connected to the side of our house and want to build on top of it. Extension would be a bedroom and an ensuite.
Existing garage is about 17 foot deep and 14.5 foot wide with a flat roof at present.
however unsure whether we'd need to knock down and reconstruct the garage as we need to check the exisitng foundations to check.
I think it would need to be stone fronted but then concrete blocks and rendered around the sides and back. Want a pitched tiled roof to blend in with exisitng roof on house.

Job Description

Extension has been started by a builder who taken another several jobs. Therefore, the build mey well take a further 3-4 months. I require the build to be completed within the next 6-8 weeks. The works require
1) Plastering
2) partiton walls to incorporate excavating foundations.
3) Concrete to be laid to new Lounge, utility and shower room.
4) Flooring to new dining room.
5) Bathroom and shower room to be fitted.
