Hi,

I am looking to open up the top floor of my flat by removing one bedroom wall and one kitchen wall - both of which border the sitting room. I have had a structural engineer conduct a report that proves both are non load bearing. The two walls are c.3.5m and c.2m long and of normal hight (is top floor within a mansard roof) and made of plaster and wood.

The job would be to remove all dividing partitions doors/frames, clear site from all rubbish, piece in plaster board to ceiling and wall where existing partition where, make good and skim.

It is worth noting that the walls do currently have light switches, power points and a phone socket attached to them which will need moving. I am looking to have 9 recess halogen lights installed in the ceiling (sadly there is no access to the loft) so if you would like to quote for the electrical work as well then please do otherwise I will source this separately.

I appreciate a difficult one to quote for but I am looking for someone who can help me obtain a buildings completion certificate on an single storey rear extension approx 5 x 3 metres built within permitted development.

What the inspection officer requires is to carry out visual inspection of drainage, roof insulation, raising of dpc and an inspection of flooring (I assume removal of floor tile).

So the next step for me is to get some quotes for this work to be carried out to obtain a completion certificate and make good any disruption of the existing work.

I have a 1930/40's semi detached house, & I want the rooms at the back of the house changed. I currently have a separate kitchen & dining room, with a small pantry/larder off the kitchen, and a downstairs loo off the hall. I want to convert the kitchen and dining room into one room, and keep the pantry separate and extend at the side to make a utility room, with the toilet staying where it is, but with the entrance off the new utility room, rather than the kitchen. The main jobs will be extending at the side, removing the internal wall between kitchen and dining room, and reorganising, the layout. The floor at the side where the pantry is extended will need to be built up as the kitchen is higher than the level of the patio at the side. I will be buying a new kitchen & some new appliances which will need fitting, and new flooring to be laid throughout. Also new electrical fittings, which may need a change of wiring, as the house at the moment has the old 2 wire red & black wiring in parts. I will need everything done apart from the painting/decorating which I can do myself.

The radiator in the dining room will also need to be moved, as it's currently on the wall which is going to be removed
