Plans have not been built up but i will provide plans that are adequate for the build. Planning permission is not required ( within permitted development).

Building control has not yet been notified. An external wall will need knowcking through(approx 3m) calculations have not been prepared.

I am the property owner and i am looking to start as soon as possible but i am flexible.

Original Kitchen (210*290cm internally) has been extended at the rear providing another room of 290 *295cm on the back of the property and wrapping around down the side by 2 flagstone's worth.
The bathroom is directly above the original kitchen approx (210 * 210cm).
Job is to push out the original kitchen area to the side of the property, providing effectively a square kitchen (hence running in line with the existing kitched extension) but still retaining the original corner pillar of the house in the middle of the kitchen area. The room will be 18ft x 15ft with internal wetroom of approx 9ft x 6ft. French windows will be to side elevation, 2 windows to be used from existing external wall (relocated to new external wall) and re-bricking up where windows were. New window to be built into wall of room where extension will adjoin (no current window on that wall)
