We are looking to knock through our side return in the kitchen to create an open plan kitchen - diner area. We are a semi detached victorian terrace. We estimate that 2 steels will be needed. 1 for where the current wall and door to the kitchen is, and another for where the current side kitchen wall is. We would also like a quote for a new kitchen along with the building work. Please include fixtures and fittings in the quote. Below is a floorplan of the house with a diagram of the proposed changes to give you an idea of the dimensions. This is the actual floorplan of the house as we were originally looking to sell the house but have decided to stay and extend.

This is an urgent job.

(3.2w x 6l). It will be a single room, however, adjoin to the kitchen which is an existing extension at the rear and therefore one side of the kitchen wall will need to be knocked down and effectively the new extension followed across the full length of the house and alligned with my neigbours walls as they have also extended across the house.
