Hello, I am looking for a quote for building a two storey extension onto my house. This would consist of a ground floor kitchen 2.43m x 2.43 m and a first floor bathroom of the same size, with a flat roof. I am working within a tight budget so I am not looking for anything out of the ordinary, just the usual brick extension. There is an existing lean-to which would probably have to be demolished (I am consulting an architect about the design). I wonder if you could give me a quote for the work, including plumbing, electrics and plastering but not the installation of kitchen and bathroom appliances etc.? Many thanks.

Update. I do not yet have planning permission or a final design but these will be forthcoming. The job is on a house about 14 miles away from my postcode.

Knock down garage, build 2 storey extension in its place (floor area 4m x 7m). Downstairs re-site kitchen into new extension, changes to internal layout of other rooms downstairs; installation of new oil fired bolier and central heating/hot water system for whole house; installation of wood burning stove, hearth, surround and skinned flue. Will need groundworks for extension and re-siting drainage.
Upstairs installation of new bathroom, plus layout for bedrooms in extension.
Work to start summer 2010.
