I need a rsj installed in my house to form an opening from lounge to kitchen. I have drawings and they have been approved by council. The beam is. 2x no 178x 102 ub 19kg, Bolted at 600 centres bearing minimum 215. the distance is approximately 2765mm.

I have attached some photos of the area to be removed.
Some additionalal infomation.... I have a skip on site and don't need one.
So I can remove all bricks and tidy up.
The door and window will be already removed.
I don't need any making good.
I can provide 2 men on the day for labour.
I can have the rsj delivered on site, ready to fit.
All I really require is you to visit site to check every thing will be suitable, and then to fit the rsj.

Ground floor extension to rear of house with kitchen refurbishment. Extended area will cover approximately 2 meters by 4 and will have an internal wall seperating the kitchen from the dining area. There is a door between these areas already, but we may want it moved.

There will be both a kitchen door and a french window.

It will include demolishing a side wall and moving the garden gate. I would also like the roof to be sloping.

There will need to be some internal pipe working, but no extra electrics or heating needs providing.

THE JOB
Convert two existing reception rooms (lounge and dining room), the existing narrow galley style kitchen and the recently constructed large conservatory into one larger reception room (lounge), a large open plan kitchen diner and a smaller study area.
THE HOUSE
The house is an 18 year old 3-bed detached in Chells Manor in Stevenage ('Admira'l Build) with brick and block external walls and single skin block internal walls. Conservatory is entirely external (not knocked through) and was built 5 years ago. The existing conservatory footings span the communal sewer and they might be used for the new conversion but advice required on whether new footings would be required.
INTERNAL CONVERSION
The main internal construction work would require the demolition of two existing internal walls (believed non-supporting but again advice required) between the lounge and dining room and also between the dining room and kitchen - both walls are about 3m wide and standard heigth made of single skin block. Then replacement with a single internal wall of the same size that makes the existing three room space into two - a larger lounge and part of a new, larger open plan kitchen / diner.
EXTERNAL CONVERSION / CONSTRUCTION AND 'KNOCK THROUGH'
The main external work will require demolition of the existing conservatory (5m X 2.6m) and creation of a single storey extension in its place. That will mean extending the width of the exisiting floor space of the conservatory to join it to the existing single skin brick garage wall (by another 0.5m) then knocking through the external wall between the new internal open plan kitchen diner to make a still larger floor space (2.6m X 5.4m). This new extension will incorporate a stud walled area (2.6m X 1.2m) for use as a study but principally its use will be as a much larger kitchen / diner in combination with one of the two 'new' internal rooms. The size of the 'knock though' of the external wall into this space will be about 4.2m wide. Finally the new extension will require a sloping roof with a velux window. Much of the existing window work from the conservatory, including the double patio doors, might be recycled in the new build but again, advice required on this.
INTERNAL FITTINGS
All plastering and making good.
Complete new, modern style fitted kitchen with new flooring.
New Boiler - this and the new kitchen will require some re-plumbing.
New flooring (carpet or laminate) in 'new' rooms.
Internal base coat decoration but additional quotes can be given later for more comprehansive decoration.
EXTERNAL WORK
Making good to garden and separate quote potentially for some landscaping.
