Hey there, got stung by a cowboy builder who unfortunately left me with a unfinished extension.... Chimney flute at rear needs a bracket fixed, as well as flashing, rendering of single story extension, and guttering... Have been quoted between 1000-2000 to have the work finished however I would rather use a builder from this site, as the trusted reviews mean a lot to me now that I have had a taste of a unprofessional builder, Leaving me with unessesary expenses.

Have bought a three bedroom house. The kitchen has already been extended and there is a flat roof above it. There is a small utility room next to the kitchen. There is a downstairs toilet next to the kitchen and utility room.
The plan is to extend the kitchen and utility room out into the garden by a further metre. There is an internal wall in the kitchen that will need to be removed and relocated and this will create more room and the kitchen will become a rectangular shape rather than the current L shape. The utility room will become bigger as well and as it does not have to be that big will make the downstairs bathroom bigger which will involve moving another wall. Flooring to be renewed throughout the kitchen, utility and bathroom area. New kitchen to be fitted. Old style heating system. Expansion tank in the loft, cylinder in one of the bedrooms and boiler in the kitchen. Boiler to be renewed and relocated to the utility room.
Upstairs the smallest bedroom is above the kitchen. This is to be extended out over the current flat roof and extra metre which will make the smallest bedroom in to the largest one. Next to the small bedroom is a bathroom so this will be extended out in line with the bedroom. Plan to have a wet room upstairs.
Also on the other side of the house there is a conservatory extension. We wish to join this to the living room however the outside external side wall of the conservatory is single skinned so this wall will need to be demolished and renewed. There is space to take it out further by a foot. The roofing over the conservatory will therefore need to be renewed.
We have had plans for the job drawn up by an architect and we have both planning permission and building regulations for the job. Hopefully the above description gives you some idea of the work needing to be done.

Approx 7ft wide
Approx 4ft length
Height is based on what you suggest
Porch will be half brick and half glazed
Porch will have two brick pillars supporting the roof
Require slated roof
Interior of porch will need to be plastered
Exterior of porch will need to be rendered
Electrical points and lighting will need to be prepared for both interior porch and exterior porch lighting
Floor will need to be concreted to level up with present landing area in property
Hope this detail provides a little insight into the what the job entails.
