Live in a detached pre 1950s house in general good condition. House does not have cavity wall insulation as our house is not appropriate for it.

We have a problem with damp in the main bedroom. Across one exterior wall staining has appeared across chimney breast wall and spread across either side. We have also noticed a large area of damp in corner of room (same wall) which has gone mouldy. We know there is a damp problem behind our wardrobes on the other exterior wall as can smell damp and clothing has been affected.

The cottage was built in the 1890's and there are long standing damp problems in the living room. I had it properly treated 2 years ago ( plaster removed etc) and that seemed to solve it in the area of the treatment. A couple of years on, the tenants have now reported mould on the wall quite high up, mould on their mattress cover (!) and mould spreading in the conservatory!! I have no idea why this is happening over the house, but I need it to be looked at asap and I need to know what is wrong and what I need to do to remedy it.
I own the property and I rent it out now as I moved from the area.
The tenants have just reported the issue to me, so it is fairly recent.

I have issues with damp in the kitchen and living room where the plaster has discoloured and lifted and would like someone to take a look at see whether the damp proof course needs redoing.

It was over 15 years ago and I’m having external wall insulation fitted later in the year so I want to make sure there are no issues before the walls are covered.

My two bed Victorian mid terrace house built 1901 has a small cellar (under the front room) with a coal hatch that was closed off with a slab kind of thing long before I bought the house. The walls and the floor are made of brick while the ceiling is plastered and painted. About a year ago the cellar started to develop damp and this can be felt by touching all the walls and seen on the brick floor. The problem has been getting worse over time.

Work required:
1) Find the source(s) of the damp and rectify the problem. Could be coal hatch, ventilation grills or walls themselves.

2) Dry/De-humidify the entire cellar so that all walls and floor are dry.

3) Damp proof the cellar so that the damp does not return. A certificate of damp proofing with warranty please.
