Current owner requires the following work; I have had a report carried out (which is available) that outlines that the two ground rooms need floor joists and floorboards replacing due to wet rot caused by high ground levels and insufficient air brick ventilation (plus some guttering issues) Semi detached property, traditional brick build property from last century. I am looking for a company that will carry out all timber and damp work PLUS the other general maintenance / remidial work outlined in the report, plus potentially some facia/guttering work that is causing damp in the upstairs rooms. I don't want to enagage one company that will undertake timber & damp work and then have to hire another company to do other work.

Live in a detached pre 1950s house in general good condition. House does not have cavity wall insulation as our house is not appropriate for it.

We have a problem with damp in the main bedroom. Across one exterior wall staining has appeared across chimney breast wall and spread across either side. We have also noticed a large area of damp in corner of room (same wall) which has gone mouldy. We know there is a damp problem behind our wardrobes on the other exterior wall as can smell damp and clothing has been affected.

We have also recently discovered further damp mould in the 2 further bedrooms. No other rooms in the house are affected.

The cottage was built in the 1890's and there are long standing damp problems in the living room. I had it properly treated 2 years ago ( plaster removed etc) and that seemed to solve it in the area of the treatment. A couple of years on, the tenants have now reported mould on the wall quite high up, mould on their mattress cover (!) and mould spreading in the conservatory!! I have no idea why this is happening over the house, but I need it to be looked at asap and I need to know what is wrong and what I need to do to remedy it.
I own the property and I rent it out now as I moved from the area.

There are several damp patches with mold/mildrew growth in the front upstairs (first floor) bedroom. The interior walls are plastered and painted. THe worst area is in the outside corner of the room. the patch starts narrow near the ceiling and gets wider towards the skirting board. Initially the mold was just on the area of wall behind where the wardrobe(this was noticed about a year ago) was but now there are some patches where there is no furniture. A musty smell has also now developed. THe mold wipes off easily but then comes back again. The house is a staggered terrace, about 100 years old. The exterior walls are part rendered part brickwork. Small gaps can be seen between the brickwork and the render. We can't see any damp patches downstairs. There are no water pipes in the wall near the damp patches. I am the owner of the house but the house is let out to a tenant.

The outside of my brink end terrace has some kind of concrete/plaster coating which extends about two meters up the side.
