Front of property only - normal terraced house built 1905 with non-cavity walls. Cellar has some wetness in one corner facing street. This is rising up; floor joists damp (not rotten) and plasterboard is falling off ceiling of cellar. Damp continues up into front room where there is historical damp damage to the plaster and windowsill but has seemed OK for the last couple of years and is dry to the touch. There is some salt appearing on outside of property that is fresh this winter. Existing damp proof course consists of slates built into brickwork.

There was also a penetrating damp problem in the bedroom above but since fixing the gutters this seems to have been solved. The property has been shot blasted in the past and the bricks may be more porous than when originally constructed. Apparently the entire front garden was excavated in the 1970s but improvements were not undertaken and it was backfilled with rubble. Damage to the old coal hole during these works might be the source of the damp in the cellar. Alternatively, the guttering downpipe enters the ground around where the damp is - possibly the water may be caused by a drainage problem. Or it could just be one of those things - cellars can be damp.

I bought the property around two years ago. It is the house my girlfriend grew up in so the recent history of it is well known.

I would like any advice you may be able to give about addressing this issue. It seems to me that drilling and injecting a damp proof course would be an appropriate next move.

The property is an end one of four, town house built at the beginning of the 1900's and is in good condition. It has receently been decorated, August 2012 and has been put on the rental market and is now occupied.

I am looking after a friend’s house while he is on operational duty with the royal navy for the next few months and while he is away he has asked if I can have a look into a rising damp problem he is having in his kitchen/dining room. The house is in Sheffield and is a Victorian stone terrace, with a shared access ginnel/alleyway separating the house from the neighbours. The room where the problem is occurring is at the back of the house adjacent to the ginnel.

Internally along the wall that abuts the ginnel there are 2 main areas of concern: in the alcove of the disused chimney breast the skirting boards have a near constant mouldy residue/build-up on them. There is also a very visible damp patch visible further along the wall, where the height of the path in the ginnel at that point is (from my best guess) almost the same height as the internal floor level. In addition there are also some noticeable areas around the back door where the paint has begun to peel away (which may be down to penetrating damp?)

Looking to arrange some surveys/quotes for the remedial work that would need to be done to then pass on to him to get the go-ahead. Ideally he would like the work to be done before he returns in late December but the timescale is reasonably flexible.
